The Challenge
The U.S. continues to face a deep urban housing shortage, with millions of units needed to meet demand. Rising rents and constrained supply have left many households cost-burdened, spending more than 30% of their income on housing. At the same time, conventional development models often reinforce segregation by separating market-rate and affordable housing, limiting equitable access to high-opportunity neighborhoods. Compounding these challenges, the real estate industry remains one of the least diverse sectors in the U.S., with women- and minority-led developers historically underrepresented in ownership, capital access, and leadership roles.
MSquared's Strategy
MSquared is a U.S.-based real estate impact platform advancing mixed-income development to expand housing supply while promoting inclusion, diversity, and energy efficiency.
Through integrated projects that combine affordable, workforce, and market-rate housing, MSquared builds economically diverse communities. To further support this work, projects with commercial components are designed to serve community needs, incorporating local businesses and nonprofits. The firm also intentionally targets its capital to projects with women- and minority-led developers.
MSquared also prioritizes transit-oriented, multifamily projects that integrate energy-efficient design. This reduces household and building emissions and creates overall resilient communities.
Long-term Intended Outcome
MSquared aims to redefine real estate development by integrating market-rate and affordable housing to create inclusive, sustainable neighborhoods. Through a mixed-income approach, it envisions cities that are more affordable and equitable for all residents.
Tracking Progress
MSquared currently has 6,784 units of mixed-income housing spread across 24 projects in 14 cities, representing over $3 billion in total value (including both development and acquisition projects). 62% of these units are affordable housing units (defined as both rent-restricted and income-tested, which means that residents will not pay more than 30% of their pre-tax income in rent). Across MSquared’s properties, there are 3,912 units affordable at or below 80% AMI and 1,789 workforce units affordable to residents.
19 of MSquared’s projects have a women-led and/or nonprofit developer, and MSquared has directed a total of $152.73 million to these projects. 100% of projects with commercial spaces are anticipated to be leased to community-serving retail, local businesses, and/or nonprofits. All projects are less than a mile away from public transportation. With this comprehensive approach, MSquared focuses on projects that promote a livable city, one that is affordable, inclusive, and sustainable.
